Looking to List?

In order to receive the maximum dollar for your home and compete in today’s market, the best strategy is to put the very best product on the market the first time!

1. Pre-Inspect The Home for Repairs

  • When buyers uncover repairs they attempt to renegotiate the price lower + demand repairs or a buyers credit

  • Pre-inspecting the home provides a list of repairs for the seller to complete but can also be used as a marketing tool. Pre-inspection eliminates surprises and helps your home sell for more money.

2. Professional Measurements

  • Having you home professionally measured allows you to get the most money per square foot. Tax records and previous MLS listings will state the total square footage but often times will not be consistent with one another, it is our responsibility to represent your best interest and have accurate measurements to get you the highest dollar per square foot.

3. Professionally Stage the Home

  • Staged homes sell 1/3 quicker than a home that is not stages and for 7-10% more in value

  • Staging helps the buyers see themselves living in your home

  • Depersonalize, de-clutter and reorient spaces to show maximum potential

4. Professionally Photograph the Property

  • Drone footage of the property

  • Interactive video tour‘

  • Panoramic view

  • 15-45 pictures depending on your homes square footage

  • Virtual Tour

  • Your homes listing and professional pictures will sync with hundreds of real estate websites such as Zillow, Trulia, Realtor.com, etc.

5. List the Home For Sale

Marketing Your Home

Pre-Marketing: Prior to listing your home I will “float” a “Coming Soon” status to agents who specifically work in the area and particular price range. Your home will also be opened up to a select group of agents should they have any interested buyers.

Once listed: My social media strategist will begin advertising your home both online and in local print advertisements. If your home isn’t under contract within the first two weeks of the listing date I will hold a Realtor Luncheon and/or host my breakfast club to facilitate more agent traffic and to learn what it is agents’ buyers are looking for and what potentially could be keeping the home from going under contract for its best value.

Remember, your home gets one first impression so it’s important that your home is priced accordingly and is marketed properly when it first goes on the market. The only person who knows your home better than you is your Realtor. Your trust in your Realtor is key to a successful and smooth transaction.
